2. What is a Completed Application?

In order to be a Complete Application, it includes:

A Photo Id and a Secondary ID per applicant age 18 or older who will be living here.
 Proof of Income - This is a case by case basis.  Everyone is Different.  
              Every situation is different.

Bottom Line: We need Proof of Your Identity and We need Proof of Your Income - However You Make It.  Pay stubs, Award Letter(s), Veteran(s) Benefits, Bank Statement(s), Financial Statements (Stock/Trust Fund/Bank Interest Income) from Retirement Account(s) and/or Tax Return(s) may be requested depending on how you make your income.

Ask our Property Manager on the phone call how many of these you need, if you need them and/or what type and what you need to bring to your appointment.

We just need Proof of Your Identity and Proof of Your Income - however you make it - even if you are retired or self-employed, however you make it.

IF a Co-signer is needed or involved, then the Co-signer's Proof of Income will be needed also.  Thank you for understanding.

3. Open House(s)

We no longer do Open Houses at the moment because most people today in 2025 want to meet in person for a House Tour either before or after work.

Our Property Manager will call you to schedule your appointment as soon as possible.

BE ON TIME FOR YOUR APPOINTMENT - RAIN OR SHINE - IF YOU ARE RUNNING LATE OR SOMETHING HAPPENS, CALL OUR PROPERTY MANAGER AND LET HIM OR HER KNOW YOU ARE STILL ON YOUR WAY.

In order for your application to be completed, it requires 2 IDs - one a photo ID and the other does not need a photo AND Your Proof of income - however you make it.

4. What other kinds of pets will you accept?

Accepted Answer

We will take only ONE small dog 25 pounds or less.  Your dog must be Housebroken and Quiet (NO Non-stop barking).  Due to homeowner's insurance policy, there are certain breed restrictions, so Our Property Manager must talk with you about what kind of dog you have.  Our Property Manager must approve your dog.  And there is a Required One Small Dog Only Security Deposit - however,

There is NO MONTHLY PET RENT here!

Sorry - we can not take other pet types due to allergies and asthma. 
Sorry - NO CATS because owner is highly allergic to cats!

5. We are looking to move in about one - two months from now.  Do we need to turn in our application right away?

We hope you will understand that every day that goes by with this vacancy - it costs money to keep the electric on - waiting for you to decide whether or not you are ready to move or whether or not you are going to move in a month does not sound too reliable for us.  After all, should we ask the electric company to wait until you decide you are ready to move?  Think how fair that is.

Right now, we are hoping to find qualified candidates who are needing a place to live in the Portland, Oregon area.... We are in a Very Nice Suburb of Portland called Lake Oswego and Just Minutes to the 5 freeway, 217 Beaverton/Tigard Highway (straight down Kruse Street), with 3 Shopping Centers within 1.8 miles, plenty of  restaurants, grocery stores, cafes, parks, playgrounds and medical care nearby.  In addition, we are offering RARE Access to the Mountain Park Clubhouse and All of its Amenities (too numerous to list here) because this condo is inside the Mountain Park Neighborhood boundary that qualifies our tenants as residents to join as an OPTION for a surprisingly affordable rate. (separate from this condo rental).  Even if you do not want to join them, the Kingsgate Park Condos STILL offers the Outdoor Pool, Indoor Sauna and Clubhouse with this condo rental.

We want to find a tenant right now - sooner rather than later.  We hope to not be "pining away" on your indecision as to whether or not you need to move when there are qualified candidates looking to move right now.
