A Completed Application is defined by us as:

1. A Photo Id and a Secondary ID per applicant age 18 or older who will be living here.

2. Proof of Income - This is a case by case basis. Everyone is Different.

Bottom Line: We need Proof of Income However You Make It.

Pay stubs, Award Letter(s), Veteran(s) Benefits, Bank Statement(s), Financial Statements (Stock/Trust Fund/Bank Interest Income) from Retirement Account(s) and/or Tax Return(s) may be requested depending on how you make your income.

Have these ready and bring them to the appointment to show proof of income - however you make it. Ask me on phone call how many of these you need and what you need to bring to your appointment and/or the Open House.

We just need Proof of Income - however you make it - even if you are retired.

BRING THESE THINGS WITH YOU TO YOUR APPOINTMENT OR THE OPEN HOUSE TO TURN IN YOUR COMPLETED APPLICATION.

Step 2: We meet here in person so I can give you a tour of my home for rent. I will also explain to you that I do the REQUIRED Credit and Background checks through the American Apartment Owner's Association at aaoa.com.

Step 3: I will email you the link from the American Apartment Owner's Association portal to each email address (has to be a separate email address for each applicant age 18 or older) to do. You pay the American Apartment Owner's Association directly $39.99 to do both the REQUIRED Credit and Criminal background checks for each applicant age 18 or older who will be living here. They have a fast response time and we make NO money from this.

The 4 Business Days for me to make a decision based on your Completed Application - see question #1 here in the FAQs section above.

"Clock" starts at the time you finish the required Credit and Background checks per the time and date that I receive the report(s) for everyone in your party.

STEP 4: IF I approve all of your application(s) in your party within the UP TO 4 business days time period, you have 2 business days from the time of your approval - 48 hours to MEET ME BACK HERE IN PERSON to sign a lease and exchange money for keys and move in.

DO NOT SEND ANYONE MONEY FOR KEYS ON THE INTERNET. DO NOT SIGN A LEASE ON THE INTERNET.

We will take only ONE small dog under 25 pounds. Due to homeowner's insurance policy, there are certain breed restrictions, so I must talk with you about what kind of dog you have. Sorry - we can not take other pet types due to allergies and asthma.

We hope you will understand that every day that goes by with this vacancy - it costs money to keep the utilities - electric, gas, etc. on - waiting for you to decide whether or not you are ready to move or whether or not you are going to move in a month does not sound too reliable for us. After all, should we ask the electric or gas companies to wait until you decide you are ready to move? Think how fair that is. We are hoping to find qualified candidates who are needing a place to live in the Southern Oregon area as we are in a nice area of downtown Medford close to 5 freeway, restaurants, shopping etc and there is a real housing shortage in the Rogue Valley. We want to find a tenant sooner rather than later. We hope to not be "pining away" on your indecision as to whether or not you need to move when there are qualified candidates living out of motel rooms who are squeezed out of the rental market in the Rogue Valley area. We are not a management company. We only have this home here - the Front House at 209 Tripp is Ready to Move In right now for Rent.

Once this place rents, it will be off the market. This house is a RARE Vacancy due to housing shortage and convenient location. We no longer take Security Deposit to Hold and Take this Home Off the Rental Market (take down ads, tell everyone it is rented and turn away other applications from people wanting to rent my home) - to withhold it from the rental market because it is not fair to other interested people who are working on their application(s) who really do need a place to live to have somebody tie up a property while that person goes "shopping" for rentals.

After/If you pass the UP TO 4 business days needed to verify all of the application information and both credit and background checks, we expect you to commit to meeting again in person to sign the lease and exchange monies for keys.

IF you are approved, we expect you to commit to the lease for the length of the time that we agree to and commit to doing it within 2 days, 48 hours or you might lose your place in line to the next applicant(s).

We look at the entire picture and make our decision based on that.
