 Our Screening Process / Tenant Disclosure
  • All applicants age 18 or older must provide a valid photo ID and a second identification.

  • Prior rental history from your current and/or past landlord(s), mortgage history or homeownership history for the past 3 years minimum is required for applicants age 18 or older.

  • Previous or current homeownership is verified through the county tax assessor in any U.S. state.  Mortgage statement(s) for the past years can be used in lieu of a rental history but must be verifiable including at the county tax assessor's office from any U.S. state.  Homeownership will also be verified in any U.S. state.

  • Previous and/or current rental history is verified with current landlord and any past landlord(s).  We may decline an application(s) that have a verifiable, repeated Rental Agreement violation(s) with the same landlord AND if the landlord has given the applicant(s) copies in writing of the violation notices.

  • Any prior evictions might be denied.

  • Credit score - although nobody's perfect, all applicants must have a minimum of 620.

  • Negative credit reports might result in an application being denied. 

  • A Credit and Background Check is required on each applicant age 18 or older. 

  • Our Credit and Background Check is done through one of the oldest property management associations in the U.S., the American Apartment Owners Association. After you turn in your online application(s) and I call you back to make an appointment to meet me here and see my home for rent, I will email you each a private, secure link from their website for you to do your credit and background checks for each applicant age 18 or older who will be living here ($39.99). You will pay them direct for this service and we make no money off of this service.

  • Applicants who have a current or pending criminal charge or have been convicted of a felony or misdemeanor involving drugs, violence (including towards animals), theft, weapons, financial fraud of any kind (including identity theft or forgery), sex crimes or any sex crimes involving children in the past 10 years or any other crime(s) are subject to denial.

  • Non violent misdemeanor convictions are reviewed if it happened in the last 2 years.  

  • Any crime requiring the person to register as a convicted sex offender will be denied automatically.

  • Any person convicted of manufacturing or distribution of drugs or a controlled substance might be denied.

  • Any person who uses or engages in illegal substance abuse or who has been convicted might be denied.

  • If roommates apply and one changes his or her mind, then the other applicants will no long qualify.

  • Application fees are paid to a third party and are non-refundable. We make no money off that.

  • Your Income:   Employment and/or other forms of income must be verified.  We might verify your income through a variety of sources, depending on how you make it - pay stubs, tax records, verification letter(s), bank statements if you are self-employed.

  • We MUST be able to verify your income - regardless of how you make it for each applicant age 18 or older who will be living here.

  • Your income must be a minimum of 2 1/2 times the rent WITHOUT THE UTILITIES.

We do not discriminate against applicants based on membership in a protected class including national origin, race, color, religion, sexual orientation, gender identity, disability, marital status, familial status, source of income or any other protected class in any federal, state and/or local law.

How This Works - Verification Process - Upon return of your completed application(s) to me and you finish the Credit and Background Checks:

 

  • After you have finished both steps - Step #1 - filling out the application for every applicant age 18 or older who will be living here, turning it in and meeting me in person / taking a house tour and Step #2 - completing the Credit and Background Checks, we will try very hard right away to verify all of the information on a completed application(s) in the order received as soon as it is returned to me in person (Nicole).  First Come, First Serve.

  • We require UP TO 4 business days to verify all the information on each application.

  • Due to unforeseen circumstances in wait times for a response, it might take us UP TO 4 business days to verify.

  • IF  we can verify ALL of the information on each application before the 4 business days goes by, I might have an answer sooner,  BUT there is no guarantee as we have to do our due diligence in the verification process.

  • If we try to verify all of the information on the application(s) and we are unable to verify the information within 4 business days, or if you do not pass all of the screening requirements, the application process will end and the next person(s) in line will have their application(s) considered.

  • IF your application(s) is/are approved, you have 48 hours - 2 days - to meet in person with me (Nicole), sign lease and money exchange for keys.  Otherwise, the next applicant(s) in line will get the opportunity to rent.  

 

Denial of Tenancy:

  • If any applicant misrepresents, falsifies or misleads with any information on the application or turns in a non-completed application without any verifiable information as requested ( an incomplete application ), we will deny.

  • If there is any criminal conviction that threatens others or personal property, including any abuse towards animals, the application is automatically denied.

  • If we are not able to verify any information that was provided to us by an applicant, this is a denial.  We try very hard to verify the information that is given.  However, after we keep trying and are still unable to verify information, the application will be denied.

  • Bottom line:  Honesty is ALWAYS the best policy.  Thank you!
