In order for an application(s) to be considered as "Complete" you must Bring with you 2 forms of ID. One with a photo and another photo not needed.
Also Bring With You to Your Appointment Your Proof of Income However You Make It - whether paystub(s) from your employer, Award Letter(s), Benefit Letter(s), If you are Self-Employed? 3 months of Bank Statements showing your income that way, If you are Retired? Any retirement income paperwork, etc. Everybody's situation with income is different, however, we do need proof of income however you make it.
STEP 5:
We meet at our appointment time - please be on time - Rain or Shine and you turn your application(s) to me. Now what?
STEP 6:
There is a required both Background and Credit Check for each applicant age 18 or older. The American Apartment Owners Association (aaoa.com) are in business since 2004 and aaoa.com is the largest property management association in the USA. I make no money from this.
After we meet at our appointment in person, I will email you the private link from my private portal with this company and you will each get your own link for each adult age 18 or older. You pay them directly through the private link(s). AAOA.com - through the private link I email you charges $39.99 to do both credit and criminal background checks and you will pay them directly through the link I email each of you after you meet me here in person and take a tour of my home for rent. Once you pay them, they do a pretty fast report for both credit and background check(s) and I will let you know when I receive the report(s) after you pay them. We make no money from this. You pay them direct.
STEP 7:
These credit and criminal check reports are one part of a bigger picture of my research so be honest with me about anything you need to. I will also work hard to verify your employment or other income situation (everyone is different but each must be verified) and also verify the past 3 years of your rental history from landlord(s). I also accept mortgage statements or other real estate document(s) to be included as a part of your past or current rental history if you have less than 3 years in an actual rental situation but these documents must be verifiable. I have to verify they are valid in lieu of landlord.
STEP 8:
IF I can verify ALL of the information you give me, I might have a decision earlier than the up to 4 business days deadline, BUT my decision depends IF I can reach all of the contact(s) information you provide and verify the information you give me on the application(s). I try very hard to verify information but I might not have a decision made within the 4 business days if I can not reach the contact information you give.
IF I can NOT verify all of the information on an application(s) after trying for 4 business days to verify, then I WILL Decline the application(s) and move on to the next applicant(s) in line and you will lose your place in line. Please do not let this happen to you.

IF you are approved, I expect you to commit to the lease for the length of time we agree to and commit to signing a lease within 48 hours -
